Let us help you take the guesswork out of pavement management.

Why is it important?

Asphalt surfaces naturally deteriorate over time due to traffic, weather, and age — but with a proper plan in place, costly repairs and premature replacements can be avoided. Asset Management Planning gives property owners and managers a clear understanding of their pavement’s current condition and a realistic forecast of future maintenance needs. By identifying issues early and spreading out costs over time, you can make smarter budgeting decisions, extend the lifespan of your pavement, and maintain a safe, clean, and professional-looking lot year-round. It’s not just about fixing problems — it’s about preventing them.

Example of Asset Management Planning

Client with Asset Management Plan in Place

Year 1

Assessment completed, minor crack sealing and sealcoating applied. Budget established for next 10 years.

Year 3

Regular sealcoating performed as planned. Small repairs addressed early. Surface still looks new.

Year 5

Preventative maintenance keeps surface in excellent shape. Budget remains on track.

Year 8

Minimal wear thanks to consistent care. Only light touch-ups needed. Resealing and line painting done again, at a much cheaper price as existing customers.

Year 10

Preventative maintenance keeps surface in excellent shape. Pavement still structurally sound and visually appealing. No major repairs needed.

Year 15

Pavement still looks great and is only halfway through its projected lifespan. No major work required. Budget remains on track.

Client with NO Asset Management Plan

No assessment. Pavement looks fine, no maintenance done.

Still no action taken. Early signs of wear beginning to show. Cracks starting to form. Some are ignored. Small pothole develops.

Potholes worsen. Major crack sealing and patching needed — unexpected cost. Maintenance deferred due to cost concerns.

Large-scale crack sealing, patching, sealcoating, and line striping done all at once. Very expensive, and damage already reduced pavement lifespan.

Surface holds for now, thanks to work done in Year 8, but underlying issues persist due to years of neglect.

Full pavement replacement needed due to structural failure. Major cost could’ve been avoided with consistent maintenance.
